View from 330 Beacon St. A 2.5 Million Dollar View

While on a showing with clients last week , I snapped this picture of the Boston Back Bay and the Hancock Tower. This is a really unique view because there are very few buildings with this perspective. Mostly because you can’t build buildings 17 stories tall on the water anymore,  like 330 Beacon. The views were equally fantastic of the Charles, but this view was more unique to me and not prevalent in the back bay with both city and river views this amazing. If you are looking for a property with sprawling  views, can spend 2+ million, and don’t mind a gut renovation project….This could be yours.

Amazing Back Bay View

New Back Bay Condo Auction. 416 Marlborough Street 1 Bed

This November 20th, one condo will be auctioned off at 416 Marlborough Street. The interesting thing here is that this is going to be an online auction not an actual auction in person . It’s more like an Ebay way to buy your next Back Bay 1 bed.  Personally, I have not seen this done in downtown Boston, but maybe this is a first. Historically speaking, Back Bay, South End and Beacon Hill properties don’t go up for auctions, nor are there many short sales or foreclosures. This is not a large auction like that of the Bryant, but is a small, one off way of doing it. To be honest, I think its a great way to market a single condo listing that “needs to be sold.” but i wonder how well this will be attended with serious buyers. If it works well, maybe we will see more of this style of sale popping up around Boston.

The Original price of this condo was $525, 000 and has a minimum starting bid of $315,000 and the highlights from the auction website are:

  • “Professionally Managed Including 7 Day Concierge
  • Historic Bldg Fully Renovated, Modern European-style Interiors
  • Beautiful Shared Roof Deck With Panoramic Views
  • Updated Kitchen Appliances and In-Unit Washer / Dryer
  • Sunny, South Facing Living Room
  • In-Building Bike Storage & Fitness Room / Pet Friendly
  • Excellent Closet Space Throughout
  • Condo Fee is $460″
I’d love to get your feedback to whether you like this format or not.

Do you think this auction Format will catch on in Boston?

Tom Brady Lists his Back Bay Condo for Sale

Well, its official, Tom Brady is planning on leaving my neighborhood. It looks like he’s pushing the envelope, putting his condo on for $10,500,000, just under $2000 per sf. (which included 4 garage parking spots). As you probably guessed, there are no interior photos on MLS, which should not be much of a surprise. The big question here is, will it sell, and  how long will it take? I’ll keep an eye on it.

Most Expensive Condo on the Market in Boston (Fall 2011)

Well, I know most of you are wondering to do with your extra millions, so, whats a little $12,500,000 out of your bank account. If you have it and want to entertain that price tag, you can call this 11th floor 6000+sf condo” home”. There has only been one other sale in the Mandarin that has gained a price per sf. over $2000 and that was unit 12-B sold for $12,200,000. That was a 12th floor 4922 square foot, absolute custom home. Believe it or not, this sold at a whopping $2,478 per sf (including 2 garage spaces).  In the past year, according to MLS, there has been 1 other unit that sold higher, which was in June for 13,200,000.  That sale was Penthouse 2E which was an 8000 sf condo at $1,650 per sf. What does this mean? It means the luxury market is still surviving  and there are still some really rich people out there during this economic downturn. It also reminds 99.5% of everyone who reads this, that they will never live above the 10th floor of the Mandarin Oriental.

This property is currently listed with Landvest and pictures are from MLS.

Restoration Hardware is Moving To Old LouisBoston Site.

Boston.com
“Restoration Hardware, a California chain that sells luxury furniture and home decor, said it has signed a lease for the historic building at 234 Berkeley St. in Boston, once home to the swank LouisBoston clothing store. The site is located between Boylston and Newbury streets. The building has a neoclassical façade and was designed in the French Academic style by architect William G. Preston, Restoration Hardware said in a press release. It was built in 1863, and it was the long-time home of the New England Museum of Natural History. It currently has more than 40,000 square feet of space. The building’s ownership group is S.R. Weiner & Associates and WS Development. Last year, LouisBoston relocated to new space on the South Boston Waterfront. The new location is near the Institute of Contemporary Art. Restoration Hardware has yet to announce when it will open its store on Berkeley Street.”

Well, it looks official and I am excited to see this building being brought back to life. If you know Boston, you know this building and when LouisBoston left, you were probably curious to what was going to take residence here. Recently there has been a lot of buzz about the property the last 2 weeks as  scaffolding has gone up and the Suffolk Construction signs got posted. I wonder if Restoration is going to purely keep this a retail store or if they may incorporated a restaurant like LouisBoston did.  I’d be interested if anyone has heard any talk of this?

Can’t wait to see the end product!

Chocolate Store Opening in Back Bay

I always thought that the “house” on Clarendon that housed the old Frank Stella clothing store was a great little building.  During its vacancy, I thought it would make for a really good real estate office (dare to dream), but it looks like it has been rented, or at least the left side has been rented.  I walk by this building at least 5 times a week and I always wonder who is going to take it, and why it hasn’t been rented? Yesterday,  I passed the empty shell (now with windows papered up) and I saw that the building permits are up, and the discreet “coming soon” sign was in the corner or the window.  According to the sign and the permit, it looks like L.A. Burdick , a handmade fine chocolate store is taking Frank Stella’s place. L.A. Burdick has a few other locations in Cambridge, Walpole NH, and New York City.  Although I haven’t been to any of their other locations, i think I have had a few of their “mouse chocolates”  at a wedding  before.  I think this store could be a perfect fit to the funky building, but according to the permit, it looks like the right hand side will be renovated and still up for rentl. Even though i’d rather not walk by more calories on a daily basis, i’m glad its going to a good home and i hope it works out.  If a Mac and Cheese store moves in next door…I’m in trouble.

Has anyone been to the other stores before? Do you know what store is going into the right hand side?

Marlborough Street at Night.

Brick Sidewalks, tree lined, Gas street lamps and townhouses. That’s why Marlborough Street is one of the most desirable streets in Boston.
