Tom Brady Lists his Back Bay Condo for Sale

Well, its official, Tom Brady is planning on leaving my neighborhood. It looks like he’s pushing the envelope, putting his condo on for $10,500,000, just under $2000 per sf. (which included 4 garage parking spots). As you probably guessed, there are no interior photos on MLS, which should not be much of a surprise. The big question here is, will it sell, and  how long will it take? I’ll keep an eye on it.

Murphy Beds and Space Saving Furniture (WOW!!!)

If you live in a small studio you should check this video out. If you live in a large home, you will still find these pieces of furniture really amazing. I did a little “googling” and found out that the company is Resource Furniture and well, they are pretty awesome. It looks like the nearest store is in NYC, but i am thinking they should open up a Boston store, Stat!

I was looking on Youtube and i thought this had a few really good tips. I’ve had clients that this reminds me of and I think the owners personality here can be quite relateable. I can’t stress enough that people need to de-clutter and de-personalize their homes when putting their homes for sale.

Most Expensive Condo on the Market in Boston (Fall 2011)

 

Well, I know most of you are wondering to do with your extra millions, so, whats a little $12,500,000 out of your bank account. If you have it and want to entertain that price tag, you can call this 11th floor 6000+sf condo” home”. There has only been one other sale in the Mandarin that has gained a price per sf. over $2000 and that was unit 12-B sold for $12,200,000. That was a 12th floor 4922 square foot, absolute custom home. Believe it or not, this sold at a whopping $2,478 per sf (including 2 garage spaces).  In the past year, according to MLS, there has been 1 other unit that sold higher, which was in June for 13,200,000.  That sale was Penthouse 2E which was an 8000 sf condo at $1,650 per sf. What does this mean? It means the luxury market is still surviving  and there are still some really rich people out there during this economic downturn. It also reminds 99.5% of everyone who reads this, that they will never live above the 10th floor of the Mandarin Oriental.

Countdown to the End of Street Cleaning!!


If you live in downtown Boston, its already been a long season of moving our cars and occasionally picking our cars up at Casey’s in Dorchester or Cityside in Sullivan Square. For me its usually every Monday in Back Bay at 8am or Noon Every Wednesday in the South End. There are many other street cleaning times throughout the city, but those are my specific nemesis. I’ve been doing this for a while and its just a way of life, but i wont lie, December 1st is one of my favorite days. Whether or not you are in Real Estate or not, its just one of those times of year that relieves all car owners of a little stress. Although December brings those dreaded ice crystally things, we don’t have to worry about those yellow behemoths that makes the city scramble with the fear of a $40 ticket, and a trip to the tow lot.
