Great Idea for Landlords That Have Hardwood Floors.

Recently, I rented out an apartment owned by a landlord who has had buildings for over 20 years. This was my first time renting one of his apartments, but I learned a great idea from him that I think all landlords should duplicate. Upon moving in, he leaves each tenant a welcome note with building tips and other information. He leaves them a few extra light bulbs, and lastly, he leaves a few packets of felt  floor  Floor Padspads for furniture. He asks the new tenants to please place them on all pieces of furniture to help protect the hardwood floors. I think this is a great idea!!

One of the things most landlords worry about (if they have nice floors), is that the hardwood floors will  get scratched or scuffed. This is a great way to help prevent floor damage and I hardly think it is intrusive to any tenant. Yes a security deposit can help if there is any damage to flooring, but I would rather have protected floors than calling up flooring specialists, getting quotes, withholding money, and coordinating new move ins around drying floors.

I’d be interested to think if you think this is a good idea too. Will you start doing this?

Loft Living in the Leather District

When I think of lofts, I think of converted industrial buildings with raw space and great architecture. 121 Beach street is one of those buildings that has these characteristics. Recently I went to take pictures of a new unit for sale. This particular condo has brick vaulted ceilings, original detail and a cool large steel fire door that adds to the charm. I personally love open layouts and this had  exactly that. It is being offered at $839,000 and is 1686sf.

Lucy Light Forest on the Esplanade

Last night I went over to the Esplanade because a few photo friends told me that there would be a bunch of LED lights surrounding a path on the esplanade. I am always up for a Boston photo op and this actually turned out to be pretty neat. This is one heck of a marketing campaign for what seems to be a women’s athletic wear company “Lucy,” and the “Lucy light forest” is “an interactive light and sound experience created to celebrate movement and the women who love it.” At the end of the day, it’s something for everyone. if you want to go, check it out around sunset and bring a tripod.

I want this 24 Million Dollar St. Thomas Home!

So I was playing around on the Coldwell Banker Previews Youtube Channel and came across this monster listing in St. Thomas. I was just there 5 months ago and could only imagine having my own private beach with a dock that accommodates an 80 foot yacht. Unfortunately, I can’t afford the 80 foot yacht so that makes the home just a little out of reach too. Dare to dream…but I’d like one of my rich friends to buy this and invite me once a year.

Beacon Hill “Mega Portfolio” goes up for sale. $47 Million

This isn’t breaking news, but there hasn’t been much buzz about these listings since they went on MLS last week.  There was a fair about of talk in the springtime on Boston.comThe Herald and the Boston Business Journal. They were listed in MLS last week so I thought I would do a little research on the property because this is an amazing opportunity if the price is right. This portfolio is comprised of 4 different buildings and are also being sold separately. The buildings are 25 Beacon Street, 6 & 7 Mount Vernon Place and 39-41 Mount vernon Street. All together they are asking 47 Million and the total amount  of square footage is around 70,000sf.

Each of the buildings are being sold individually as Well. 25 Beacon Street , which is located RIGHT next to the State House is listed at $19,000,000. 39-41 Mount Vernon Street is being listed at $15,500,000 and lastlly, 2 buildings, 6 & 7 Mount Vernon Place is listed at $12,500,000. All of these are very large buildings and I think the options for development are very vast (I say that without seeing them yet).

These buildings are all owned by Unitarian Universalist Association (UUA) and houses their 2 offices and guesthouses in these buildings. According to their website, they are planing to move their headquarters to the innovation district at 24 Farnsworth Street and are moving due to the lack of a modern environment and that it would cost nearly $10 million to do the renovations according to the BBJ.

I can’t wait to see what happens to these buildings. Rumor on the street is that the State has there eyes on 25 Beacon, which makes sense since it is literally right next to the State House. I was also talking to a friend who said 25 Beacon would make a wonderful Governor’s Mansion. I AGREE!!! John Hancock used to live at 30 Beacon and what a great way to bring back the Governor’s Mansion to that location. Do it Massachusetts!!

I hear they are doing a sealed bid offer by early October, but I am looking more into this. Not sure if these properties will end up going for 47 Mill (my guess not), but I did find it funny that one of the trustees on the UUA website quotes ” The UUA has been advised that selling its Beacon Hill properties could fetch between $20 and $30 million.” ……We will have to wait and see.
